Congratulations to this 1st Time Sacramento Home Buyer who will soon be the proud owner of her first home in Natomas, a neighborhood just 10 minutes from the Sacramento International Airport and 10 minutes to Downtown Sacramento.
Tiffany got to witness first hand how many of the Short Sale and Bank Owned homes are priced low in order to stimulate home buyers by the multitude. Many of the homes go into multiple offers. The cleaner the house, the more offers over asking price. Tiffany also got to see homes that had various issues such as missing stoves, toilets and a/c condenser units missing.
Many bank owned, foreclosed homes for sale are not for every home buyer. Some are in better shape than others and depending upon the mortgage loan that you will have, depends upon whether the bank owned home will qualify. So, be prepared like Tiffany, a first time homebuyer was and get Pre-Approved for a loan BEFORE looking at homes for sale.
FHA will not loan on a house with a missing stove or toilet and this was so sad to see when everything else was wonderful.
It was a beautiful sunny day when we drove up to Tiffany’s new house and she feel in love. She’s a very responsible young woman who knows the value of having a home inspection and having seasoned, experienced professionals working on her behalf.
Tiffany knew she wanted to be a homeowner and she called and asked what her first step was in the process of homeownership. She got busy, called the Lender and received her Pre-Approval, then it was just a matter of time before acceptance on the house she will call home in a few short weeks. Tiffany did it right!

Nice story about your client. I think there are going to be a lot of nice stories given the incentives for people to purchase and the fact that prices are so low.
It’s also nice to see your attention to your clients as that is what really makes the difference here.
Given all of the issues currently in the market, when you can make someone that content and get paid to do it, it is a fantastic thing.
