These Sacramento Home Buyers have that “wow” feeling since they are purchasing a new house in a new subdivision from a new home builder.
The home buyer are getting the “deal of the century” after I negotiated a great price, the model home and all the furniture for them. All they need is a suitcase to move right-in.
Just another example of why you want to have a Realtor represent you if you are a home buyer thinking of buying a house from a home builder.
Now, look at those smiles on this couple. Can you see that they are thrilled with their choice of purchasing a new house?
There were days when those smiles were not present. We had spent several weeks looking at bank owned foreclosed houses in Elk Grove, CA and even placed an offer on one of the houses.
There were complications, such as the renter not allowing us entry into the house for the home inspection. The renter removing 10 trees from the backyard of the house after our contract had been accepted and the actual owners vowing to remove the surround sound that was installed in the home.
The “wow” factor was depleting daily and I was left with home buyers who were very skeptical of what the house would look like once they closed and the house was theirs. So, after contemplating the situation, the home buyers decided to rescind their offer on the bank owned, foreclosed home and start taking a look at new homes from new home builders.
We visited several new home builders and narrowed the choice to one builder where we found a floor plan that these home buyers liked. We looked at one of the houses that had been started and not finished but I saw that look on my home buyer’s faces and knew that the “wow” factor was leaving.
I needed to get that happy look back on their face so I asked them if they liked the model and saw their eyes light up. It was obvious that I needed to negotiate and get them that model. Within a few minutes not only did I get the model home for them at a reduced rate but I had also negotiated all of the furniture and knick knacks in the house to be included.
A new home subdivision in Elk Grove, CA where only 5 homes were left to build and sell, these home buyers found their dream home and got the “WoW” factor back. They will be moving in by the end of this month and become Elk Grove citizens.
Another happy client that got what they wanted.
Remember, that it is essential that even if you are buying a new house from a new home builder that you have a home inspection. At least before the 1 year anniversary, it’s a must to have a home inspection. No home is free of repairs and items that have been overlooked. A home inspection for a new house from a new home builder is as important as having a Realtor represent you.

This is a great post. There aren’t enough people talking about the benefits of using an agent to buy a new home. Most people just walk right into the office and get “sold”, when they should have had representation negotiating a better deal. I’m finding that there are a ton of builders out there desperate enough to give massive price cuts and incentives.
Great to see you over here, Justin. I quite agree there are some great buys as long as the home buyer is represented. The builder sure isn’t going to make that offer in the favor of the home buyer without due representation.
