What do you think about out of the area real estate agents listing houses in Sacramento?
Better yet…what do you think about these out of area agents listing Sacramento Short Sales?
Do you think Bay Area listing agents and Southern CA agents do a good job selling Sacramento homes?
Here is a local Sacramento Realtor’s thoughts on the subject:
Sacramento home sellers need to really think about what they doing. There is no way that an out of the area, meaning a real estate agent working in the Bay Area or in Southern CA should be listing your Sacramento house for sale. You ask why?
First of all there is no way that an out of the area real estate agents knows the neighborhood and more than likely they haven’t even been to see your home or you, for that matter. I’ve noticed that some Sacramento Short Sales are with Southern CA and Bay Area agents which I think is ludicrous. This is not a service to the Sacramento Short Sale seller nor the Sacramento home buyer who will be buying the house for sale.
I lived in Walnut Creek for 35 years and I would no more list a home or show a home for sale in Walnut Creek. Neighborhoods have changed in Walnut Creek since I left and I don’t keep up the the new homes for sale or the sold homes in Walnut Creek so if I listed or wrote an offer on a home in Walnut Creek it would be like a pie in the sky if I hit the correct home value. Real Estate Disclosures are somewhat different in other areas and I would have no idea what disclosures were needed for the area. But, I sure do for the areas I work.
I keep up-to-date with the surrounding counties around Sacramento, which are Yolo, El Dorado and Placer. It’s important to stay within your area of expertise and not try to sell homes all over the entire state of California. Legally can a real estate agent sell over the state of California? Absolutely! Are they doing their home sellers and home buyers justice and offering the best service, in my opinion NO.
Loan Modification Scams
There are programmers and agents who apparently can’t make it in real estate who are finding Sacramento home sellers who are late with their house payments and selling that list of names of Sacramento homeowners to real estate agents to contact and try to suck them in with a promise to do loan modifications. I’ve never seen so many vultures in my life! Some of these same scammers are telling Sacramento homeowners they can get them a loan modification and asking for money.
Now, Sacramento homeowners you don’t need a Realtor® in order to do a loan modification. This is something you can work with your bank or servicer (who you pay your house payment to) on. Don’t be fooled into this. It’s simply a ploy to list your home as a Short Sale when the loan modification doesn’t work out. Plus, no one is suppose to be asking for money from you or saying they can actually even get you a loan modification. Don’t pay anyone for a service that is FREE.
Be in control of your own destiny. Work on your own loan modification and then if it doesn’t work out for you start checking out Short Sale agents to list your home to avoid foreclosure. Hire someone local that is an experienced full time Sacramento Realtor®.
Sacramento home sellers, wake up. List your home with a local Sacramento Realtor not a Bay area Realtor or Southern CA Realtor.
