Big Tip for New First Time Homebuyers

Most of the time home buyers especially, First Time Home buyers go through what in real estate we call the “learning curve.”  This unfortunately means that the Realtor ® and the homebuyer see many houses and write several offers while the Realtor ® knows the home buyer will not get their offer accepted.  New home buyers are afraid of offering more than they should for a house or condo so unfortunately, they don’t offer enough.

Many times home buyers listen to their friends and family members but not the professional Realtor ®.  It takes a few times down the path of rejection before the first time home buyer decides their Realtor ® might just know what they are talking about.  Also, there are times when Realtors ® just don’t want to appear “pushy” with a home buyer especially a first time home buyer.

Of course, it doesn’t help when we unfortunately have listing agents who under price the homes for sale on purpose so as to generate multiple offers.  As Realtors ® we know who those agents are and realize their listings are always under priced, but you don’t know.  It’s a shame and if this was a perfect world it wouldn’t be allowed.  It confuses the First Time Homebuyer.  Just ask your Realtor ® if the agents is one of  “those.”

As a Sacramento real estate Broker, I hope this helps all of the new home buyers out there so you don’t have to waste anymore time than necessary and you get the home of your dreams, soon.  Have your Realtor ®  show you a CMA (comparative market analysis) of the area where the home or condo is that you want to buy and have your Realtor ® explain why he or she thinks the offering price should be a certain amount based on the CMA.
