Buying A Home in Sacramento vs East Coast

East coast home buyers whom  I have worked with tell me they sit across the table from the home seller at their closings and the buyers receive the keys to their new house on the day they sign with the sellers.  That is not the case here.

Home Buyers and Home Sellers back East each have attorneys which we also do not participate in, here in Northern CA.   The Realtors here and the Title companies perform the same work and get the job done without the added expense of attorneys or delays.

Keys are not given until such time as the home buyer’s loan is funded, the seller’s loan is paid off and the Deed records at the County changing ownership.  This usually takes place within 48 hours after signing at Title.

The one exception is table funding or all cash buyers, however it still is necessary to make sure recording of the Deed takes place prior to keys being given to the home buyer.  And this can usually be done the same day for table funding and all cash buyers.

There are special circumstances when a home buyer may get the keys earlier and pay rent to the seller until such time as the loan is funded and the Deed recorded.  Typically, lenders are not crazy about that idea, though.

Home buyers that are relocating and home buyers moving up as well as First Time home buyers and investors are all taking advantage of the great prices and values in the Sacramento and surrounding areas.  These home buyers are the lucky ones to be able to take advantage of a real estate market we won’t see for another decade.  Congratulations and enjoy your new homes!

Whitney Oaks in the Sierra Foothills of Rocklin

Whitney Oaks is an exclusive master-planned community that was designed with nine gated neighborhoods around a golf course and surrounded by open space.  Whitney Oaks has more than 1, 000 acres with a public golf course which is outside the gates, three recreational facilities and beautiful open. spaces.  With an 18 hole golf course designed by Johnny Miller, a wildlife habitat and beautiful vistas surrounded by some outstanding custom homes this is truly a remarkable area to consider when thinking about real estate amd where to live in Rocklin,  CA. 

Whether you are looking to purchase  an upscale custom estate or an upscale cluster home, Whitney Oaks has something for everyone.  You will find the custom homes built along Clubhouse Drive.  Home prices range from $400,000’s to millions. Semi custom homes are located with views of the golf course and open spaces.  A few of the builders who built in Whitney Oaks included, Lennar, Pulte and Centex  along with a variety of custom builders. Springfield is an adult community located in the Whitney Oaks master planned community. Home buyers love Whitney Oaks and it is always a pleasure to sell homes in Whitney Oaks.

West Sacramento – The Rivers

The Rivers is a 200 acre master-planned community located in WesStreet at THe Riverst Sacramento just across the I Street Bridge from Downtown Sacramento.  If you are looking for a neighborhood to relocate, the Rivers is certainly one to consider.

This community is convenient to freeways, Amtrak and the airport, Raley Field as well as the cultural opportunities offered in Downtown Sacramento.

With distinctive homes and custom home sites along the river where parks, meandering lakes and walking trails are just one of the many amenities.  The entire master-planned community has not been fully built out.  However, there are 3 distinct areas which are: 

  • Silvershore  are Executive waterfront homes by the Sacramento River with a minimum of 3,295 square feet with 4-5 Bedrooms.
  • Grandview section homes have 4-6 Bedrooms ranging from 2,358 sq. ft. to 4,878 sq. ft. on 9,000 square foot lots
  • Cascades

Home buyers will love the 40 acres that have been designated as private parks with play equipment and a K-8 school is planned for down the line by the north entrance along with an Aquatic Park.   This is a gated community with 24 hour security service. Even a fishing dock for those just getting started as official fishing enthusiasts has been made part of this master planned community.

The Rivers is a Home Owners Association were there are rules and regulations that each homeowner must adhere to.  For more HOA information be sure to read The Rivers Community Association and check out the rules, regulations and restrictions of the covenant.   Want to learn more about the Rivers, just click and read the City Council document for phase II of the Rivers.  As a home buyer it is always important to read the CC& R’s to make sure you don’t have a problem adhering to the rules of the association prior to buying a house.

Another great amenity is the clubhouse at the Rivers with a pool and party room to rent out.

By checking these websites, this should give you peace of mind for the homes you have selected on Sacramento MLS.   Then, check on the side of this article and look at the photos of the neighborhood and possibly video as well the neighborhood statistics.  With all this information at your fingertips, you will be informed and ready to make an offer on the house you ultimately select as your new home.

Relocating to Sacramento? I Have Just The Place For You…

For all those home buyers relocating to the Sacramento area I have been doing a little scouting and found the perfect hotel in Downtown Sacramento where you will not miss your bed since the beds are Serta presidential and you will also be served healthy nutritious slow food in the most gorgeous setting.

I was given a wonderful tour of The Citizen Hotel located at  926  J Street by Sarah Essary, Public Relations Coordinator and had the distinct honor of meeting Mark Mathews, General Manager, Kipp Blewett, Principal Partner and the Executive Chef of Grange Restaurant and Bar, Michael Tuohy. Come along with me and learn about Grange Restaurant and Bar.

The Citizen Hotel assures me that for those relocating to the Sacramento area and mentioning our working real estate relationship to find you the perfect distinguished home, you will receive a perferred rate.

The Citizen Hotel is a Joie de Vire Boutique (Joie de  vivre) hotel that was originally built in 1925 and was refurbished and brought back to life November 2008 as one of Sacramento’s premier boutique hotels. It is where the “Roaring 20’s meets the 21 st Century grace.”

Political theme runs through the hotel into each of the rooms. By the way, don’t miss checking out the restrooms at the Scandal Bar and the political artwork from Newton Pratt, a Pulitzer price winning cartoonist from the Sacramento Bee in the 40’s and 50’s.  Notables are featured on the napkin wall…no I’m not there :)

Each 198  rooms of the hotel are different from the other due mainly to the architecture of the building  along with custom made furniture which means, each of your stays at the Citizen will be different from the previous.

Whether staying at The Citizen or just wanting a good meal, Grange is a slow food restaurant that serves both the hotel and other guests. The executive chef, Michael Tuohy meets local growers and establishes relationships to produce a different menu daily. I had a luscious meal and highly recommend eating at Grange. While at Grange, Sacramento Mayor Kevin Johnson and other Supervisors were lunching…not uncommon at the Grange. You just never know who might show up.

Sacramento Real Estate Has A Tip

As a Real Estate Broker, I have received quite a few phone calls from home buyers who are relocating to the Sacramento area.

As you can imagine, if you don’t live in Sacramento or the surrounding area it is difficult to figure out how far away Elk Grove, CA is from Roseville, CA or Land Park from Tahoe Park.  These are important questions when you are relocating to the Sacramento area.

Click on Sacramento Map That is why I place an interactive Sacramento map on Sacramento Real Estate Voice.  When clicked a larger map pops up and shows the distance between many of our neighborhood cities.

Then click on  a city and information about that city pops up. When you look at homes for sale, you might want to check the city where the house is located and then take a look at the map to see the distance  between where you will be working when you move to Sacramento and where you want to live.

Be sure to look on the left-side of this blog where you will find videos, photos and lots of good information about many of the communities and neighborhoods in and around the Sacramento area.  I hope this helps you with your decision on where you want to live.

The next important question Sacramento home buyers have is…

is it a good neighborhood ?”

Realtors can not answer that question as everyone has a different idea of “good” and “safe.”   To try and help you with that question, I have placed two links on the right hand-side bar of my blog, Neighborhood Crime Arrest Report and Neighborhood Crime Tracker.

Both of these sites should give the home buyer plenty of information to help with questions regarding crime in neighborhoods.

Schools are the other question that most home buyers have when they are relocating to Sacramento.  Again, on the right hand-side of the bar is a link GREAT SCHOOLS , just type in the City and take a look a all of the schools as well as the School District.

Once you have an address of a house you are interested in,  simply call the School District and ask which Elementary, Middle and High School your child would attend if you bought that house for sale.

Celebrate the Holidays in Sacramento

Sac HolidaysAre you ready to see some of Sacramentos finest homes decorated for the holidays?

Each year selected homes in an East Sacramento neighborhood roll out the carpet, sprinkle their fabulous homes with the very best decorations for the holidays and provide a glistening tour of their homes.

Where is all this happening in East Sacramento?

None other than the Fabulous 40s. There are 5 exquisite homes in Sacramento’s Fabulous 40s decorated by interior designers and florists.

The Fabulous Forties neighborhood in East Sacramento is between J Street and Folsom and 38th street to 47th Street. If youve never been to the Fab 40s, make it must on your list this year. The homes are large pre WWWI and pre WWII with sweeping lawns on canopied tree lined wide avenues. This is the area were Ronald Reagan once called home while governor of California.

Here is a little sample of the type of homes you will see in East Sacramento neighborhood, the Fabulous 40s.

The homes in the Fabulous Forties were custom built and many have a European flair. The Fab 40s is renowned for its electric revival style architecture. There are English cottages, Tudor-style homes, Dutch farmhouses, Mediterranean villas and Craftsman bungalows.

Each year during the holidays a select few residents open their homes for a self-guided tour to raise money for the Sacred Heart Parish School in East Sacramento for a $30 home tour fee. The Fabulous Forties holiday tour dates are:

  • Friday, November 30 12;30 pm to 7:30 pm
  • Saturday, December 1 10:00 am to 7 pm
  • Sunday, December 2 11:00 am to 4:30 pm

The tour begins on 47th Street and M. Look for posted signs. It typically takes about 2 hours to see all 5 homes. Order your Holiday Home Tour tickets on line.

This is one of Sacramentos finest real estate neighborhoods it is always such a thrill to show homes in the Fabulous Forties. Sprinkled with small shops, restaurants, ice cream parlors, five parks and the ambiance of tranquility draw many to live here.

Also another holiday stop should be Old Sac Town where there is something for everyone during the entire holiday season.

Old Sacramento celebrates Heritage Holidays with Christmas tree lined streets and everyone decked out in the holiday spirit. There are many different holiday events scheduled for Old Sacramento so be sure to click on the Holiday Schedule for Old Sacramento to see what you would like to attend. And dont forget the New Years Fireworks show on Dec. 31st.

Don’t forget to take advantage of the Downtown Plaza Sacramento outdoor ice skating at 7th and K Streets at the Westfield Downtown Plaza Mall and then grab the show at the Esquire IMAX theatre.
