Placer County Year End RE Report 2009The chart to the left shows single family homes sold in Placer County from January through September 2009.

The neighborhoods included in this chart are:

Agate Bay homes, Alpine Meadows homes,  Alpine Peaks homes, Applegate/Meadow Vista/Christian Valley homes, Auburn homes, Blue Canyon/Norden homes, Brockway homes, Cedar Flat homes, Colfax/Weimar homes, Dollar homes, Forest Hill homes, Granite Bay homes, Homewood homes, Kingswood homes, Lincoln homes, Newcastle homes, Northstar homes, Rocklin homes, Roseville homes, Squaw Valley homes, Sunnyside homes, Tahoe City homes and Tahoe Vista homes

In September 2009 Placer County had 390 single family homes sold. The average price of a home in Placer County for September is $330,010 which is down from August 2009 where the average sold price was $337,309 with 359 homes sold. July 2009 there were 432 homes sold with the average price being $345,185.

Placer County Real Estate Market Report

Placer County Real EstateHave you been anxiously awaiting the single family home sales report for August in neighborhoods like Roseville, Granite Bay, Rocklin, Lincoln and Auburn?

I finally got the time to put the August 2009 home sales report together for you.  Be sure to click and check out your specific neighborhood for the real estate trend in your city.

Based on last month with 421 single residences sold, August numbers are down.  Below are the cumulative home sales for Placer County.

August 2009 Single Family Home Report

1,676  Homes Actively For Sale

437 Homes received an offer and were placed in Pending Sale

348 Homes SOLD at an average price of $338,201,  average square feet 2,283 which is $148.14 per square foot.

Again, I believe the reason Placer County home sales were down is due to the length of time it is taking for Short Sales to actually close.

Considering that today, as I write this there are 337 Actively for sale Short Sales in Placer County and 619 Short Sales that have an offer that has been accepted by the home seller awaiting a reply from the bank, I believe my theory on closed sales to be correct.

Placer County Real Estate Stats for July 2009

Have you been waiting to hear what the real estate market is doing in places like Roseville CA, Granite Bay CA, Lincoln CA, Rocklin CA and more? Sorry to have taken so long but I’ve been busy showing homes and writing offers but here you go…

The real estate market stats for residential single family home sales decreased from June 2009 to July 2009 by 28  homes sold. The average list price for July 2009 was $355,768 with the average Sold price being $345,830 as compared to June 2009 the average sold price was $345,427 up just slightly.

Every month usually by the end of the 1st and definitely by the second week of each month, I post the single family home real estate home sales results for each of the Placer County areas that I service with a few added ones. You can always click on Neighborhood/County Market Statistics and see what the homes sold for in your city for any particular month or year.

Check out the neighborhood stats for July 2009 and find:

Granite Bay has 189 homes for sale with 26 homes sold at an average price of $616,275 for July 2009

Lincoln 12 Bridges has 73 homes for sale with 13 homes sold for an average of $362,396

Roseville 95678 has 117 homes for sale with 48 homes sold for an average of $249,640

Roseville 95661 has 90 homes for sale with 25 homes sold for an average of $377,140

Roseville 95747 has 279 homes for sale with 83 homes sold for an average of $327,060

Below is a chart representing all single family homes sold from January 2009 through July 2009 to give you a clearer picture of how the real estate market and homes are selling.

Placer County real estate market report is ready! Comparing April 2009 to May of 2009 in Placer county, the real estate sales were very similar to each other.  The only major difference was that there were more homes on the market for sale in April than there were in May.

Placer County Market Report for April 2009

To the right is an absorption chart for Placer County single family homes. This gives you an idea of how long it takes to sell a house in Placer County in today’s real estate market.

Based on how many homes are on the market for sale and the sold homes each month, this gives us an idea of the trend in the real estate market.

As you can see, looking at the last 3 months, it will take 7 months to sell the current inventory of homes for sale in Placer County.

Here are the figures for April 2009

  • 2,132 Homes For Sale
  • 340 Homes Sold
  • $341,919 Average Sold Price
  • 2544 Average Sold Square Footage
  • 141 Average Days on the Market
  • Based on 2,132 homes actively for sale, and 337 homes sold in March 2009, there is 27.3 weeks worth of inventory for sale in Placer County

Placer County Real Estate Market Report

placer-county real estate marketIn March 2009 1,949 single family homes were for sale throughout all of Placer County.

There were 405 accepted offers for single family homes in March 2009.

By the end of March, 313 single family homes sold for the month for an average sold price of $317,480 with an average of 2,133 square feet within 79 days on the market.

As always, home buyers and home sellers can view the real estate sales and average price of a home sold by city by clicking on Neighborhood Real Estate Report for Placer County.

Year-to-Date from January 1, 2009 though March 31, 2009 there have been 813 single family homes sold for an average price of $321,200 with 2,175 square feet and took 72 days on the market to sell.

The official sales report for February 2009 as compared to February 2008 including condos, single family homes and new home sales is as follows:

Placer County

The average sales price in Placer County for February 2009 was $315,000

The average sale price in Placer County for February 2008 was $370,000

Real Estate sales in Placer County year to year were down -14.86%

Placer County Real EstateThe Placer County Real Estate stats are ready for February 2009.

The chart to the right shows a comparison of January and February home sales.

These numbers are for residential homes only.

January active homes for sale shows only new listings homes for sale in January. There were homes that did not sell the previous month which brings the total homes for sale in January to 1,430.

In February, there were 553 new homes for sale and with homes that did not sell there were a total of 1,991 homes on the market for sale.

Each month I provide the real estate stats for some of the cities and communities in Placer County. They are:

Auburn, Granite Bay, Lincoln, Sun City in Lincoln, Loomis, New Castle, Roseville and Rocklin.

Sacramento Real Estate Market Report January 2009

Real Estate Market Report

The chart to the right shows Sacramento County, Placer County, El Dorado County and Yolo County single residential home active listings, homes in Pending sale and Sold homes for each of the four counties.
The numbers below each county are inclusive of each of the cities and neighborhoods for that county.
For a breakdown of your particular neighborhood or city, just click on the county you live in and check out your neighborhood real estate market statistics for January 2009.
And if you are thinking of moving or relocating,  studying the market stats for each of the neighborhoods is a good idea prior to selecting your next home.
  • SACRAMENTO COUNTY

The average price a home sold for in Sacramento County in the month of January 2009 was $190,594.  Homes sold for 98.69% of the list price.

There were 1,154 bank owned, foreclosed, REO residential homes sold in January.

  • PLACER COUNTY

The average price of a home sold in Placer County in the month of January 2009 was $313,977 at 98.06% of the list price.

129 homes sold were bank owned, foreclosed REO listings

  • EL DORADO COUNTY

In El Dorado County, the average sold price of a home in January 2009 was $359,440 at 95.50% of the list price.

48 homes sold were bank owned, foreclosed REO homes

  • YOLO COUNTY

And in Yolo County for the month of January 2009, the average sold price of a home was $279,327 which was 97.13% of the list price.

62 homes sold were bank owned, foreclosed REO homes

This month I have noticed quite a few REO homes for sale are listed at a very low price intriguing home buyers into multiple offers resulting in high price sales.  This tactic may backfire and certainly is not well received by the home buyers nor the selling Realtors.

There is quite a bit of inventory on the market. It will be interesting to see what the numbers show at the end of  February.

The numbers I share are residential homes only, it does not include condos or multifamily units.

Roseville and Granite Bay Home Sales Report

The May 2008 Real Estate Market Stats are ready for Roseville and Granite Bay, CA.

While looking at the chart below it is important to note that this chart indicates all homes for sale whether they be homes in Short Sale or Foreclosure homes as well as regular home sales.

In Roseville, CA 95747 homes sold for 96.33 % of the listing price. While Roseville, CA 95661 sold within 96.31% of the list price. And Roseville, CA 95678 sold closer to list price than the rest by 97.47% of list price.

On the other hand, Granite Bay, 95746 was within 94.03% of their list price.
