PMI is Private Mortgage Insurance which is a safeguard for the lender when the home buyer does not have 20% to put down on a house. Since most home buyers don’t have 20% down but instead put down 3.5% or 10%, this leaves the lender a little insecure in case the borrower defaults so they require PMI until such time as there is enough equity in the home.
It can take several years to obtain enough equity to have the PMI removed. When real estate values start increasing it will be at a slow rate so this could possibly take 10-15 years before you see enough equity to have your PMI removed.
And of course, if homebuyers have 20% to put down on a loan, then there is no PMI. Always check with your mortgage broker/lender and ask about PMI to get the scoop on whether you will pay PMI.

Pest Inspections are in my view point, as a Sacramento Realtor ® a very important inspection that a home buyer should have done. Whether the home seller pays or doesn’t pay, a home buyer should opt to have a Pest Inspection.
Many times I often hear Sacramento homeowners and Sacramento home buyers as well as Sacramento home sellers say, “what is a Pest Inspection?” or they think a pest inspection is for mice, rats or bugs of some sort.
Take a look at a Pest Inspection by Twin Termite Company, hear and see what a Pest Inspection consists of. Then, you will know why it is so important to have a Pest Inspection especially with all the distressed properties for sale from homeowners who did not have the funds to maintain their homes properly.
During the inspection period, a Sacramento home buyer decided to pay for a pest inspection on the bank owned, foreclosed home she was buying. During the pest inspection, $3440.00 was found of damage. Along with the Pest Inspection, the Sacramento home buyer also had a home inspection the same day and found that there may be some money involved in taking care of the A/C unit.
This Sacramento home buyer asked the bank to pay a portion of the pest damage along with paying for the A/C to be repaired. Unfortunately, the bank did not wish to address this matter up front so the buyer cancelled her contract and will not be buying this house.
Sellers do not have to make repairs but home buyers do not have to buy!

Many of the home buyers relocating to the Sacramento area, I work with choose Roseville as the City of choice that they wish to find a home for sale and purchase. Roseville has done an excellent job in their infrastructure, providing neighborhood parks with facilities for families and sports, as well as many restaurants and incredible shopping opportunities. But, most of all Roseville has excellent schools attracting many families in a price points.
With Roseville having 3 zip codes, 95661 (East Roseville closer to Granite Bay), 95678 (Central Roseville) and 95747 ( West Roseville) there are a variety of neighborhoods in Roseville along with starter homes for First Time Home Home Buyers as well as gated communities and homes priced in the luxury home market.

In the real estate market statistics chart for Roseville in all 3 zip codes, you can see for a 15 month period, inventory is up 9%, the Roseville homes sold are up 19.5% and pending sales are also up 41% overall.
Based on sold homes there is a 3.2 month supply of homes on the market today. The average sold price on a home in Roseville is around $303K
To break this down further for each of Roseville’s three zip codes, here are the following stats:
Roseville, CA 95747 which is Central Roseville there are 132 homes for sale, 74 homes in Pending Sale and 43 homes sold in July 2010 leaving about 2.2 months of inventory on the market. The average sold price of a home in Central Roseville based on the Sold’s was $234,000.
In West Roseville, 95747, there are 253 homes for sale, 127 homes in Pending Sale and 64 homes sold in July 2010 leaving West Roseville with about 4 months worth of inventory on the market. The average sold price of a home in West Roseville was $335,000
East Roseville has 86 homes for sale, 50 homes in Pending sale and 40 homes sold in July leaving about 2.2 months of inventory based on solds bringing the average home sale price in East Roseville 95661 to $324,000.

As a Sacramento Short Sale Realtor ®, and Distressed Property Expert, I have found working with many banks over the years that it is essential that the homeowner living in a condo or neighborhood that has an HOA (homeowners Association), that the dues be kept current. Utilities also need to be on and kept current with the billing cycle if the Short Sale is to be approved.
For those living in a homeowners association, this is not something that you can chose to pay or not pay for most area associations. I say this because I did have a Short Sale homeowner this year who was $7,000 in arrears with his homeowner dues. And when I questioned him about this, he said that he didn’t wish to join and be part of the HOA. This was NOT an option but a requirement. And naturally, the bank was not going to pay back HOA dues in order to sell the house as a Short Sale.
When you as a distressed homeowner decide to go forward with a Short Sale, and ask the bank to accept less than what you owe on your mortgage, you need to pay the HOA dues and pay your utilities. Home buyers will need to have those utilities on so they can conduct their inspections prior to purchasing the house.

Sacramento home buyers are never going to have it as good as they have it now. Interest rates are incredibly low. I know, as a Sacramento Realtor ® I personally will never see interest rates this low again in my lifetime. With home prices down and interest rates low, that means your house payment for a home would more than likely be less than it costs to rent a house.
Do I think home prices will go down? Yes, probably due to several factors, one being unemployment, and high inventory as well as more homes being foreclosed. But do I think that we will see a significant drop? No, I don’t. If I were a Sacramento home buyer I wouldn’t want to take the chance of missing out on getting a loan for this unprecedented low interest rate we are seeing today.
And for all those who are homeowners with equity and a job, refinance today. This is one heck of a deal and you will NEVER need to refinance again. Can you tell I’m excited? Unreal…I’ve never seen interest rates so low.

Many times I am asked as a Sacramento Realtor ® if it is necessary to have a home inspection when the homebuyer is purchasing a Short Sale or a Bank Owned Foreclosed home for sale.
My answer is always, YES! There are so many reasons why a home buyer should always have a home inspection whether or not the seller will pay for repairs or not. Here are just a few of the reasons why every home buyer needs to pay for a home inspection.

Reverse Mortgage for seniors over age 62 has greatly improved since 1988 when the Insurance Companies and the Banks made the rules that hurt the senior citizen. Since 2001 FHA and HUD made it a fantastic program & put safeguards in to protect the senior.
The senior retains the home and the home remains in their name until they decide to either sale the house or if they die. There is a cap on the value FHA & HUD place on the home of $417,000. For example, if your home has a value of $350,000 you can actually use $200,000-$300,000 of that equity. In other words you have access to 58%-85% of the equity.
Did you know you can actually buy a house and use a Reverse Mortgage during the purchase? Check out the HECM’s Reverse Mortgage through FHA.
This is a good way for a senior who is “house rich but cash poor” to secure retirement and enjoy those “Golden Years.” You need to have 15%-40% equity in order to do a Reverse Mortgage and once you qualify and meet with an FHA counselor to go over the terms, any money you pull out of your equity is tax free and does not interfere with Medicare or Social Security.
There are 3 different ways to use a Reverse Mortgage
The senior must continue paying property taxes and any maintenance on the home. In California, the average senior opts to get around $1500 per month to supplement their income. With Baby Boomer’s born between 1946 through 1964 most will have a mortgage and this is a solution to consider. Even if the senior has used all the equity in the house, they may remain in the home.

Many times people ask what happens when the seniors who took a reverse mortgage on their home, dies. The heirs have the option of paying off the home or selling the house. However, the heirs have 12 months to either pay off the mortgage or sell the house.. Otherwise, the house will go into foreclosure. Under some circumstances, a few extensions can be requested if the property is visibly for sale.
It is important to note that if what is owed on the mortgage exceeds the value of the house (what the house sells for), the heirs owe nothing.

While working on a Sacramento Short Sale for an investor who owns property that they do not live in but instead rents I found negotiating with the bank crucial in trying to keep the costs as low as possible that the bank requires the investor to pay in order to approve the Short Sale. Investors do not qualify for loan modifications either in most cases. Many investors have found themselves on hard times as well in Sacramento. It’s important to realize that investment property is handled differently from owner occupied property.
With double digit unemployment, job loss, divorce and illness there are many who are having a hard time.
The investors referenced in the video have settled on paying $2,500 to the Mortgage Insurance Company with the bank indicating the loan amount has been satisfied. We are awaiting the Short Sale approval and I will be checking to make sure the bank has that verbiage in the approval.
As a CDPE (Certified Distressed Property Expert), not only is it important to negotiate the Short Sale in the best interest of the seller but it is essential to keep the buyer’s agent informed along the way. I take great pride that each week I keep the buyer’s Realtor ® updated and informed of the Short Sale. Everyone has a stake in this Short Sale.
As always, it’s a good idea to check with your CPA and an attorney for what is considered the best action for you to take with your investment property if you are an investor. Remember, that a 1099C may be issued by law for reporting any principal balance on the loan that was written off as per the IRS.
Soon, there will be a lucky home buyer who will have a beautiful home that my sellers have made sure is clean and ready for them to occupy. It’s so nice when we all work together.
