Lebron James, Over-Improvement & Sacramento Real Estate

Today,  Sacramento Real Estate Voice has a guest writer.  Ryan Lundquist is a Sacramento appraiser whom I have asked to join us today with a special article I hope you all enjoy….take it away Ryan.

The big news today was that Lebron James would be moving on from the Cleveland Cavaliers to the Miami Heat. Even if you’re not a sports fan, you’ve probably heard of LBJ’s drama of team selection since it’s been dragging on now for months.
 Call me a real estate geek, but beyond the impact to the NBA, the first thing I thought of was Lebron’s mega-mansion in Ohio. What is he going to do with it when moving to Miami? Are there really any buyers in the Cleveland market looking for a 35,000 square foot 11-bedroom property that includes a bowling alley, casino and barber shop?
Let’s give some perspective to the sheer size of this beastly home. One acre is 43,560 square feet, so Lebron’s house is 0.80 acres. A typical house in the Sacramento area might be 1,400 square feet in size, which would mean Mr. James’ home is exactly 25 times larger. A fairly common lot size in Sacramento is 0.14 acres or 6,098 square feet. In effect Lebron’s house would cover six entire parcels.

Can you say “over-improvement”? In real estate terminology, this is when the improvements on a property are excessive in comparison with the improvements of similar properties. Lebron’s house is very unique for sure, but ultimately its overbuilt for the market because it’s certainly excessive in size.
 

Here’s the point. If you’re considering remodeling or improving your house, think about resale value and what will be most acceptable to a pool of typical buyers in the future. You should certainly retain your sense of style and update your property to enjoy life, but don’t over-improve so you never get your money back or add features that are going to turn away buyers in the future. For example, a $100,000 kitchen remodel in a $250,000 neighborhood is likely an over-improvement because your house probably won’t sell for $350,000. Or if you double your square footage, you’ll be hard-pressed to get your money back in the market when your house is extraordinary larger than any other house in the neighborhood. The lower-priced sales around your property will not help boost your home value. Or if you paint your house bright sunburst orange, pave over the front yard to create a six-car driveway, or display your prized collection of 300 garden gnomes in the front yard, you’ll have to ask yourself if these are really marketing points to buyers.

How Does a Remodel Effect the Price of My Home

Many Sacramento homeowners are remodeling their current homes.  During a remodel obviously the first thing you always want to make sure of is that you are working with a licensed contractor. Make sure you check the State licensing board at www.cslb.ca.gov or call 1-800-321-2752.  Sometimes, you may think it’s cheaper to use a local handyman but believe me, it will cost you more in the end than if you just do it the right way.  You might want to check out the 7 local Sacramento  contractors arrested in a licensing sting.

What is the right way?  Get 3 bids from  licensed contractors.  Ask for referrals of their last few jobs and make sure you check their license.  Permits are needed and a licensed contractor will make sure to get the proper permits.

In  Remodeling Magazine, for the west coast, here is what you can expect from a remodel when you sell your home.

  • For a Bathroom Remodel you can expect to get 71% of your cost
  • For a Home Office Remodel there is a 48% recoup on your cost
  • Major Kitchen Remodel has a 72% recoup on cost
  • Replacing Roof is 66.6% recoup
  • Window replacement is 76.6% recoup

Location, location, location is the resounding theme for real estate.  Sacramento Home Buyers will pay more for some neighborhoods than others and for some homes that have been remodeled than other homes.  Make sure that the remodel you do does not exceed what your neighborhood is able to sustain.

Many Sacramento homebuyers are looking for homes that have remodeled kitchens with energy efficient appliances.  Gas is still the number one request for most home buyers.  Granite, Corian, concrete and stone are the counter tops home buyers expect both in the kitchens and baths.

What Home Buyers Want and Home Sellers Should Know

Dishwasher DrawerThe results are in for 2010 home trends to help home sellers when considering updating to choose what home buyers are looking for in a house or condo for sale.

If you are thinking about remodeling and putting your house for sale here are a few of the real estate trends for 2010 that at the end of  the day will help sell your home.

Traditional is the New Contemporary in Kitchens

Simple Shaker syle is on the upswing. This means simplicity with no oranate moldings or glistening hardware.  Be sure to take a look at few examples of Shaker Kitchens.  White and off white is the color choice but brown, beige and bone are also a good color.

Cherry cabinets are still the winner followed by maple and then alder.  Natural and painted white are stillin but light natural and distressed finishes are out.

Ceramic flooring porcelain tile and natural stone tile are in but hardwood flooring still dominates the choice of flooring.  Granite is still the number 1 choice with quartz in strict pursuit.  Ceramic, porcelain tile and glass are the backsplash of choice for 2010.

If you don’t have a pull out faucet in the kitchen be sure to get one.  Brushed nickel, stainless steel and satin nickel are in biggest demand wih pot filler faucets  becoming a must for many home kitchens.

Side by side refrigerators are still big  with freezer bottoms being the most popular.  Undercounter refrigetator drawers are becoming the new rage along with undercounter wine refrigerators.

If you stil have a range for cooking seems your ok but the cooktop with wall ovens is coming  back strong.  Gas is still the popular choice with induction cooking coming on strong due to its energy efficiency.

The new dishwasher is in a drawer and great for small loads which again saves in electricity and water.

The Old is New Again in Bathrooms

Traditional is the big winner and the color palate is beiges, bones, white, off white and brown.

Ceramiic and porcelain tile are in for flooring with natural stone.  Vanity tops are big with granite being the best choice  and then quartz and marble.

Fixtures are popular in white with undermount sink being the big winner followed by integrated sink tops, drop in sinks, vessel sinks and pedestal sinks in that order.

Brushed Nickel is the faucet choice for 2010.
