Have you been wondering what the Real Estate Market for Placer County looks like?
Here is a graph of the homes sold in Placer County from October 2006 through August 2007.
The bar graph as well as the stats are always residential houses sold, only. Not that far off in terms of sold houses…in fact it looks like Placer County is holding its own. Below, I will expound on the average costs of sold homes for the whole of Placer County.
Of course, when you look at the number of homes for sale (2,799) and then take a look at the number of sold homes (315), it’s petty devastating. Way too many houses on the market. Frankly, if you don’t have to sell, you shouldn’t be on the market right now, in my opinion.
If you click on the graph above, you can see the Real Estate market stats for each City in Placer County that I sell homes in, with their market stats. So, if you are thinking of buying a home in Placer County and thinking of relocating or simply want to check as a homeowner what the stats are for your neighborhood, it is available for you each month.
In the past my stats have only included the sellers who put their homes for sale from the beginning of that particular month and not the homes that rolled over from the previous month(s) that did not sell. However, from now on, I will give you a truer picture of just how many homes are for sale all together.

Roseville is an ever growing populated area located in Placer County and just 15 miles north of downtown Sacramento. It is split in half by Interstate 80 which tends to distinguish the pricing of the different areas. There is quite a mix of housing opportunities here in Roseville that has been well thought out by the city leaders.
In 2005, the state tallied 42,219 residential units, 31,010 single homes, 1,082 attached homes, 9,584 apartments and 543 mobile homes and growing. Roseville sports zip codes 95661, 95678 and 95747. The City shows its size by the the number of zip codes.
Rosevilles 95678 is located West of Hwy 80 was the first zip code for Roseville and is known as Central Roseville with affordable housing in the $300,000 range and 96747 is West Roseville with an average price in the $400,000 range. As you travel eastwardly the prices continue to rise with East Roseville, 95661 having an average home price in the higher $400,000 range.
As you drive into Roseville on I-80 you cant help but see the metal structure that now seems to represent Roseville.Roseville was first called Junction City since the railroad was prominent and the junction of the railroad occurred here. Currently, the Union Pacific operates the largest switching sevice yard here in the Western States. Local legend has it that the city changed its name due to the wild roses that grew and the other story is of a young girl named Rose who won the locals hearts. Not sure well ever know the real story behind that one.
Roseville has embraced the master-planned communities which lends itself to a better look and feel as well as having city leaders who have pursued high-tech businesses and professionals. This has helped maintain the city parks and cut down on the taxes that the residents have to pay. Truly a city with great planning and fore thought. With 60,000 jobs, Roseville tries to keep the commute short for its residents. Traffic is something to reckon with but the city is always working on that issue. Lots of young families are present with plenty of opportunities for housing from apartments to custom homes.
Roseville has one of the largest shopping malls in the Central Valley area, called the Galleria (technically the name is Westfield Galleria at Roseville-but everyone calls it the Galleria) which caters to higher end stores and brings shoppers from the Sacramento area, as well. There are an incredible amount of restaurants located in Roseville with more and more coming all the time. The area in front of the Galleria is beginning to look like restaurant row plenty to choose from for all the palates.
Sun City, an active adult community for ages 55 and above by Del Webb includes about 5,500 residents which migrated mostly from the Bay Area where they enjoy comfortable living, a great 27“hole golf course, swimming and total relaxation. In fact the home right below is one that is listed for sale in Sun City adult community that has 2 Bedrooms, 2 baths, 1334 square feet, built in 1995 and currently $315,000.
To give you an idea of Roseville and the housing, as you go east of Interstate 80, the housing gets progressively more expensive, the variety grows with 3,000 square foot plus homes, 3 car garages, custom areas and gated communities.
Elementary children attend Dry Creek and Eureka Union School District depending on the neighborhood zip code and high school at Roseville Joint Union High. Here are a list of all schools in and around Roseville.
Some things not to miss are the Farmers Market on weekends, the Antique Trove, and of course shopping at the Galleria. Not far from the Folsom Lake and last but not least the Sierra mountains.
Embassy Suites Hotel plans on opening later in 2007 in Roseville.

An example of a home in West Roseville, 95747 for Sale at $380,000 gets you 2 Bedrooms, 2 baths, 1369 square feet of living space with a tile roof, 2“car garage and built in 1996. There are a variety of homes in this area and continues to be built out. The Galleria is close by for shopping as well as countless restaurants and highway 65 where local chain shopping is located on the way to Lincoln.
