Do You Know What Your Realtor Was Doing This Weekend?

Phone RingingThis weekend two different Home buyers found the house that they would like to buy while looking at homes for sale in Elk Grove, CA.

Yes, it was the July 4th weekend but that happens to be a time when home buyers are available to look at houses. This is not a 9 to 5 job Monday through Friday.

I’m of the old school where I make myself available for my clients when they are not working. I find that it makes for a happy client.

Home buyer, Mr. & Mrs. X saw ten houses on July 4th that were either Short Sale or Bank Owned homes for sale. Mr. & Mrs. X decided on a house that they would like to write an offer on that was Short Sale.

Mr. & Mrs. X are from out of town, staying in a hotel in order to find the house they will purchase as a second home right now, with the hope of making it their retirement home, later. These home buyers will be relocating to Elk Grove, CA to retire.

We are finding quite a few of Baby Boomers don’t want to move into a secluded retirement facility. Baby Boomers are opting to live closer to the grandchildren when they retire and want to live in a neighborhood that is not age restricted.

There are quite few homes for sale in Elk Grove, CA to chose from and both sets of home buyers were delighted to find just the right house this weekend in Elk Grove.

Now, the sad part about both Mr. & Mrs. X as well as the other home buyers, Mr. & Mrs. Y (wanted to submit an offer on a regular listing, not a short sale or foreclosure) is that none of the agents who had listed the houses that my buyers wanted to buy were available to answer any phone calls.

It is so sad to see agents take listings and not answer their phones or return phone calls.  In fact, that is how Mr. & Mrs. X found me. They had been through two real estate agents who didn’t return phone calls or follow-up with them.  I digress…

When an offer is to be written, both agents need to communicate for several reasons.

  1. to see if there are any other offers
  2. to verify if the house is still available to accept an offer
  3. to verify the fax number or email of the listings agent in order to send the contract.  

Depending on the listing, depends upon if any phone calls are warranted. However, it is only common courtesy to acknowledge when someone has called.

Needless, to say offers for both of these home buyers will not go out until this week after the listing agents return phone calls.  People keep saying how bad real estate is but what I’m finding is that there are home buyers who are willing and able to buy if only agents would just pick up their phones or at least return phone calls.
