What a nice surprise when one of my clients who is a First Time Home Buyer showed up with flowers for me while showing her the new home she is in the process of buying.
The bouquet of flowers are a variety of beautiful brilliant roses she bought at the Farmer’s Market on Sunday and now have a special place in my home.
Tuesday was the home inspection which was very successful and proved to be a great time for the home buyer to take measurements, envision furniture placement and in general consider options for flooring replacement.
The home inspection lasted 3 hours and the home buyer was presented with a notebook for home maintenance as well as a detailed outline of items the home inspector found in the home that should be addressed.
Since this was an REO bank owned home in Sacramento, the bank will not be performing any repairs but it is still a very good idea to have a home inspection. First of all, if the repairs are above and beyond the scope the home buyer want to fix, repair or replace than this is the time to back out of the contract and look for another home while still retaining the home buyers good faith deposit.
In this case, the items found in the home inspection were minimal and the home buyer has decided to go forward with buying this house. Next, the appraisal will be conducted to determine if the value of the house, the home buyer has offered meets value. If not, then as her Realtor I will ask for a reduction in price to meet the appraised value and produce the appraisal report to the bank.
This 1st Home Buyer is very excited to have her very first home and by the holidays she will be celebrating in her new Sacramento home.
