Good The Bad and The Ugly of Short Sales

Sometimes a Sacramento home buyer is lucky and there is a Short Sale seller who has character and an listing agent who offers good sound advice to the seller.

For the short sale sellers who take light fixtures and various items out of a house they are loosing it is a direct reflection on their value system. 

There are circumstances as with any listing where a certain light fixture was a gift from a family member or Anniversary gift in which case either the item is removed prior to home buyers viewing the home or it is clearly marked in the MLS that the fixture(s) do not stay with the house.

Short Sale sellers are losing their homes since they cannot pay their mortgage.  Some short sale home sellers have had an illness, a death, divorce, lost their job or are being transferred out of the area while others were in a bad loan or simply didn’t budget their expenses responsibly.   No matter what the circumstances for placing your Short Sale home for sale, it’s always good karma not to strip what you use to call your home. 

The new buyer is not responsible for you losing your home.  I often wonder if the Short Sale seller remembers moving into their new home and how excited they were as home buyers.  Some of the Short Sale sellers do remember, and leave their home in excellent condition and in tact.  But those sellers have character, a conscience and believe in karma. While others rip their home apart. 

When a Sacramento home buyer buys a Short Sale there are no guarantees what the Short Sale seller will do and what they will leave or take.  As a Certified Distressed Property Expert, I counsel Short Sale sellers of the homes for sale that I list.   It’s difficult to loose your house and the short sale listing agents and Realtors ® need to help counsel their home sellers.

For those home buyers who have been shocked at what was left that they now own,  I feel for you.  You can file a small claims suit against the home seller for the items taken from the house that should have stayed.  And for those home buyers who got exactly what they saw when first viewing the Short Sale house for sale, congratulations.
