Sometimes as a REALTOR® in Sacramento, I’m  asked if it’s worth having a home warranty on your home.  Of course, my resounding advice to home buyers is always, yes! This is a good real estate tip.

A home warranty gives you peace of mind when you move into your new home. If the stove stops working, the dishwasher conks out or suddenly the electricity goes hay-wire there is a licensed specialist to the rescue for a minimal cost.  Now, a home warranty covers many items in a home and with proper home maintenance the function of your home will run smoothly.

Home sellers typically offer home warranties in the Sacramento area to home buyers when their home is for sale.  This is a safeguard for the seller as well as the home buyer.  You never know when something will stop working properly and it’s best to be safe than sorry.  I always have good real estate tips for my home sellers to help them get sold quickly and free them up to enjoy their home instead of having to show their house for a long period of time.

When a home buyer buys a house or condo, the home warranty lasts for 1 year and so many new homeowners forget to renew the home warranty.  Other long time homeowners wonder if they can even get a home warranty plan or if it’s just an insurance for new purchases.

Not Just for New Home Buyers

Just to give you an example, I have a home warranty on my own home I’ve owned for 12 years.  I decided to call Fidelity Home Warranty to have them come out to fix a wobbly kitchen faucet that had been replaced by a contractor that had been at my house for other jobs.  When the plumbing company came (by the way, they came the same day as called), they said the contractor installed a part upside down which was why it was wobbly.   While working on the faucet the plumber asked why I had the instant hot water heater disconnected.  I said it stopped working and he asked if I wanted a new one.

I paid a service fee of $55 and got my faucet fixed so it didn’t leak under my sink and cause damage as well as getting a new instant hot water.  The true cost of these items including installation covered the cost of my home warranty plan and I still have another 11 months  should there be any further repairs needed at my home.  I don’t think you can go wrong having a home warranty and I highly recommend a home warranty.

Real Estate Tip That More Than Returns Your Money

From personal experience, a home warranty is definitely worth the cost and they are aren’t just for new home buyers, a home warranty is for everyone.  There’s nothing like peace of mind, knowing when things breakdown at your home, you’ve got a professional to call and it only costs you the service call  fee.

      Yes, as a listing agent looking to get home buyer leads off of stale listings Zillow certainly is a great site. But for validity in what the home buyer is actually thinks is correct, Zillow is not the home buyer’s friend. Not to mention the skewed home values that can harm a seller. Definitely Zillow is not a site to rely on. But, as REALTORs we’ve known that since Zillow’s start, it’s just the home sellers and home buyers that continue to not know it.

      Zillow runs off the backs of the agents who pay them to be listed on their site and procure home buyers as leads…just another advertising website.
