Framed by the river on two sides, River Park is a quite neighborhood built between the late 1940′s through the early 1950′s. Since there is only one way to enter, River Park is an idyllic quite neighborhood filled with tree lined streets, river access and well manicured homes. The style homes is mostly ranch style with a sprinkling of rehabbed contemporary homes. The neighborhood park includes tennis courts and a community pool and popular access to the beach of the American River. River Park is located across from Cal State Sacramento and many of the staff live there. River Park, just north of East Sacramento, borders the American River and has homes built in the 1940′s and 1950′s (very active community).
Graceful olive trees and a bocce ball court at East Portal Park aren’t¿t the only evidence that this area was once a thriving Italian community. Along side the larger chain grocers, several neighborhood specialty grocers still cater to the Mediterranean palate. Housing choices in East Sacramento range from modest bungalows built in the 1920¿s to the large graceful estates of zip code 95819, the 
Fabulous-Forties (38th Street to 47th Street). This quaint pedestrian community has sidewalks and old-fashioned lamps on almost every street, making it conducive to strolling or bicycling to lush parks. 
For example, McKinley Park (95816) is home to a library, clubhouse, community pool, playground, tennis courts and recently renovated pond, complete with ducks always ready for a morsel. And the park’s public rose garden is a favorite for spring and summer weddings. East Sacramento is conveniently bordered by major freeways, but with abundant shops, restaurants and cafes, there is little reason to leave. This community retains its property values, and is common for people to move up by moving only a few blocks.

The neighborhood is made up of five areas. The hilly portion is called South Land Park Terrace, Little Pocket, South Land Park (which is the center), South Land Park Hills (which really has no hills).

Located just south of William Land Park and within walking distance, Hollywood Park is best characterized by the Iconic “Giant Hammer” of Hollywood Hardware. This is a classic 50′s neighborhood of post war box style homes. This area has been more affordable for some than William Land Park. Although there is no park, three schools with yards all converge in the center of the neighborhood making this a great place to meet other residents. The Sacramento Magazine listed this Hollywood Park as one of the “best kept secret neighborhood.”
