This past weekend I had an appointment in El Dorado Hills with a homeowner to take a potential short sale listing. This homeowner from San Jose, did not know me and apparently had not been reading Sacramento Real Estate Voice over the years where I try my best to inform home buyers and home sellers about real estate.
This short seller questioned the Listing Agreement he is required to sign in order for me to sale the house as a short sale. The commission was a mass concern and he didn’t understand why he would have to sign a contract that clearly indicates he would have to pay a commission.
This was quite an eye opener to this Realtor®. It didn’t seem to matter how many times I expressed that the short sale bank would pay the commission for both the listing agent and the selling agent. This man did not know me and obviously had not develop a trust relationship with me.
So, as a Realtor® I decided to put this in writing on the Internet… no short sale seller pays the real estate agent’s commission and if anyone dares to ask you to pay the Realtors® commission, report that agent immediately to the California Association of Realtors then run the opposite direction.

Shorts sales are difficult for the sellers because of the disinformation that is spread around. I think it is a great idea to put it in writing on the internet.
Thank you for your comment and I believe you are right. Hopefully other distressed homeowners who are having trouble paying their house payment will read this and gather some facts about short sales.
You know as basic as the information is, I too am amazed to find how many consumers simply do not know. Attempting to build credibility with a person who is obviously in a hurry to sell a house and may not apparently have the time to get to know you is another obstacle in the short sale process.
Absolutely and then there are others who have another agenda. We are left to sift through and figure it out.

should I sign a form that says seller will pay the broker 6% of the house?
the realtor agent say he can’t start the short sale process without my signature in the contract form . ( i asked to put the lender(bank) will pay you ( the broker) but the broker refused. I’m the owner (seller). please advice
Hi Charles, if you are selling your home as a SHORT SALE, then the answer is YES…sign the contract without any changes to it. The bank pays both REALTORs. Don’t worry. If you like to talk, just give me a call.
