As a Sacramento Realtor I have showed many homes to 1st Time Home Buyers and many times the homes I have showed to these home buyers have had issues, such as no appliances, kitchen cabinets missing or destroyed, granite counter tops broken from being hit with a hammer, holes in walls and doors, toilets missing and much more. The FHA home buyers I worked with in the past just had to walk away and find a different house.
But now, with the 203 K program streamlined and a team in place to make improvements in these type of homes for sale, FHA home buyers can now purchase one of these homes for sale and obtain a loan that will make the home FHA acceptable. The 203K program got a bad rap because teams were not in place to make for an easy transition and get the work done to the satisfaction of FHA appraisers and took an incredibly long time before the home buyer actually was able to move-in to the house.
But, now with the excellent team I have in place, this is no longer a problem and the FHA home buyer can buy any house that has issues, with the 203K program. In the streamline 203K the home buyer can add for repairs to their original loan up to $35,000 and with the full 203K progam from a minimum of $5,000 up to $580,000 can be added to their originial loan for repairs/changes/upgrades/etc.
As the home buyer you get to pick the appliances, the colors, the carpet or wood flooring. So, instead of having to pay for all the changes you would like to have after you buy a house, as a home buyer you can choose items in the home that you would like and roll that into your mortgage payment.
