Sacramento home buyers usually don’t understand what a “good faith” deposit check is and where it goes. Before you think about buying a house or condo, it is important that you know what some of the costs are when you are buying a house.
A good faith deposit check is a must. As a home buyer you will be expected to write a check for at least 1% of your offering price. Your good faith deposit check will be applied toward what you are paying for the house or condo you are buying.
Recently, a Sacramento home buyer was confused about Agency Disclosure and wasn’t sure why she was being asked to sign a single agency and dual agency disclosure form. The State of California wants all home buyers and home sellers to know that difference between single agency and dual agency.
Single agency is when you have an agent that works specifically for you and has your best interest at heart. Dual agency is when an agent works for both the seller and the buyer. Many agents will tell you that they can work for both the home buyer and the home seller but in my estimation, someone gets the short end of the stick.
It is my recommendation that home buyers have their own Realtor® and the home seller have their own Realtor ®. This way everyone’s best interest without doubt will be above board and no one will feel that they have been taken advantage of.
That’s my tip for all Sacramento home buyers and home sellers…
