Many of the bank owned homes go into multiple offers. As a Sacramento home buyer, you MUST be properly prepared and have your paperwork ready to submit when you find the house you want. That means your pre-approval should be in the hands of your representative, your Sacramento Realtor.

Lately, I have found it many times comes down to not only price and conditions in your offer but also your FICO score. The home buyer whose offer is similar to another offer but has a higher FICO score will be the one selected.

Don’t miss out by not being properly prepared, get pre-approved by a licensed mortgage broker and understand the type of loan you will be getting. Get a “Good Faith Estimate” from your Lender and do your homework.

Depending on the type of loan you are getting, depends on the type of house you can buy so don’t waste time looking at homes for sale if the Lender won’t loan on that house. Get Pre Approved for a loan BEFORE looking at homes for sale.

There is more to a loan than just interest rate.
