This Sacramento Realtor ® recommends home buyers pay for a Pest Inspections. These inspections are not just for termites but also for dry rot which is a result of lack of maintenance on a home or condo.
Since most Sacramento homebuyers are purchasing homes and condos that are either Short Sales or Bank Owned homes for sale, it logically makes sense that homeowners who could not afford their house payment also could not afford upkeep and proper maintenance on their houses and condos.
A Pest Report from a licensed Pest Company tpically costs about $125 and it is well worth the peace of mind. Most Short Sales and Bank Owned properties will not pay for a Pest Report or pay for the repairs but you, as a homebuyer need to know how much damage their is prior to buying a house or condo. This may make your decision on whether or not to buy the house or condo as well as giving you as a new homeowner a report on where to begin the process of home repair.
