Sacramento July 2009 Home Sales Report

Neighborhood StatsThe neighborhood market statistics are ready for Sacramento, Placer, El Dorado and Yolo County.

If you have never taken a look at the homes sales report, this is a good time to start. Many home appraisers use my site to keep track of single family home sales.

Each of the major cities and communities I serve show all the single family residences that have sold, are actively for sale, those homes which received offers and are in pending sale as well as the average price in each of the categories and how long the homes were on the market.

You can choose the year, the county and the month you are interested in seeing the home sales. Usually, I have the figures up the first week of each month depending on how busy I am with home buyers.

Below is an example of a few of the home sales in Sacramento County for July 2009 that you will see when you click on Sacramento County Neighborhood Statistics:

  • Carmichael, CA had 56 homes s sold for an average of $280,767
  • Fair Oaks, CA had  30 homes sold for an average of $309,317
  • Folsom, CA had 69 homes sold for an average of $387,110
  • Rancho Murieta had 109 homes sold for an average of $321,177

Sacramento County Home SOLD Jan 09-July 09

As you can see homes in Sacramento County have been selling toward an upward swing since January 2009.

Here are the numbers just in case you have trouble reading them on the chart.

Sacramento County Residential Homes Sold from January 2009 through July 2009

  • January 2009 – 1,702 homes sold
  • February 2009 – 1,729 homes sold
  • March 2009 – 1,963 homes sold
  • April 2009 – 1,952 homes sold
  • May 2009 – 1,936 homes sold
  • June 2009 – 1,963 homes sold
  • July 2009 – 1,972 homes sold

Frankly, we would have many more home sales if banks got on the stick and accepted the short sale offers they have as well as getting rid of the HVCC requirement.  I have home buyers who have been waiting for months to receive an approval on their Short Sale offer. Man, would those numbers change!
