As always, the Real Estate market statistics here on Sacramento Real Estate Voice are strictly for residential single family houses, only. These numbers do not reflect, condos, multi unit housing, mobile homes, duplexes etc.

Typically, Real Estate offices have 3 days after the end of the month in order to get in all of the home sales, homes in Pending Sale and Sold properties. This is one of the reasons why sometimes you will see differing accounts in the numbers. It is also the reason why Real Estate Market Statistics are not publicized in a timely fashion. Sacramento Real Estate and Luxury Homes made the decision to get you the numbers within the 1st week of the following month.

As you can see, there is an incredible amount of houses STILL for sale in the Sacramento County area.

I continue to say, and I will say once again…if you don’t have to sell, get your house off the market. This is NOT the time to try and sell your house unless you absolutely MUST!

 

This chart should help to see why I say this. The more houses on the market for sale, the lower the odds that you will sell and the higher, the odds are that if you do sell, you will sell for very little. It’s called “supply and demand!”

We currently have 17.5 months worth of inventory in Sacramento County right now, without adding any additional homes for sale. What does this mean? It means, that based on this month’s statistics, it would take 17.5 months to sell the houses that are left over that didn’t sell in September.  

There are currently 10,325 homes for sale in Sacramento County. 1,231 homes received offers that the sellers accepted which means they are currently in Pending Sale. 590 Homes SOLD for the month of September in Sacramento County (that’s the very teeny, tiny pie sliver that you see above).

Homes for Sale: 10,325

Average Price: $379,667

Days on the Market: 77

 

Homes With Offer Accepted: 1231

Average Price of Homes with Offer: $347,085

Days It Took to Get Offer: 67

 

Homes Sold: 590

Average Sold Price: $353,362

Days on the Market: 61

TIP: I am continually amazed at how many for sale signs I see driving down the street. Just in case there is anyone who doesn’t realize this…Home Buyers, are very skeptical of moving into any neighborhood where they see row after row of for sale signs.
