For the entire Sacramento County, the graph (click to see a larger graph) to the right shows you the steady decline of inventory month over month over a 15 month span.  What this means to you, the home buyer is more competition on homes for sale.

With 3,235 homes for sale in December, 1,593 homes sold while 1,960 homes went into a Pending sale status.  Now, let’s break these Sacramento County stats down by a few of the neighborhoods…

Carmichael Real Estate Market Report for December 2011 for single family homes

• 51 homes for sale remained on the market in December
• 25 homes received offers and went into Pending sale during December
• 61 homes sold in Carmichael in December

Citrus Heights Real Estate Market Report for December 2011 for single family homes

• 72 homes for sale in Citrus Heights remained on the market in December
• 63 Citrus Heights homes received offers and went into Pending Sale
• 94 homes sold in Citrus Heights in December 2011

Elk Grove Real Estate Market Report for December 2011 for single family homes

• 211 homes remained on the market for sale in Elk Grove
• 237 homes in Elk Grove sold in December
• 180 Homes in Elk Grove moved into Pending Status in December

Fair Oaks Real Estate Market Report for December 2011 for single family homes

• 51 homes remained on the market for sale in Fair Oaks
• 30 homes went into Pending sale in Fair Oaks
• 57 homes sold in Fair Oaks during December

Folsom Real Estate Market Report for December 2011 for single family homes

• 59 homes remained on the market for sale in Folsom
• 53 homes received accepted offers and went into Pending sale
• 70 homes sold in Folsom during December

Sacramento Bank Owned REO Foreclosed Homes

To the left, the graph shows a 15 month time period of all bank owned homes for sale in the Sacramento county area which were a mere 684 homes with 541 homes receiving offers going into the Pending sale status and 536 homes sold in December 2011. Steady decline in inventory.

Sacramento Short Sale Homes County-wide

With 1,228 homes for sale in Sacramento County for sale as short sales, there were 896 homes moving into a Pending sale status and a mere 465 homes finally registering as sold in Sacramento County.  Once again, just another indication of a much too long of a process banks are taking to move inventory in the short sale process.  It takes an average of 94 days…

Sacramento Traditional Home Sales Report

The homes for sale in Sacramento county that were neither bank owned or short sales are considered traditional and there were 1,329 homes for sale in December 2011 with 525 receiving accepted offers going into Pending sale and 594 homes sold.

There are some excellent home buys out there with incredible interest rates and a real estate market that is headed for recovery.
