Sacramento Real Estate Market Report Year to Date

Been busy selling houses but now the Sacramento Real Estate Market Statistics are ready to view by zip code.  Simply click Sacramento Home Sales in all neighborhoods. The home sales report for November 2008 is strictly residential single family homes by zip code in the Sacramento County area. 

Below is a chart showing the Year-to-Date home sales in all of Sacramento County from January 2008 through November 2008.

The home sales numbers are as follows:

January 2008 – 812 homes sold

February 2008 – 918 homes sold

March 2008 – 1088 homes sold

April 2008 – 1514 homes sold

May 2008 – 1758 homes sold           June 2008 – 1939 homes sold     July 2008 – 2077 homes sold

August 2008 – 1946 homes sold      September 2008 – 2106 homes sold  

October 2008 – 2141 homes sold     November 2008 – 1692 homes sold

You may have noticed the slight decline in bank owned REO homes for sale but it would appear that there are more on the horizon.  Just last week there were quite a few Notices of Default sent to homeowners. Here is a summary of just a few of the areas with Notices of Default:

Elk Grove, CA 95624 had 632 Notices of Default

Elk Grove, Ca 95757 had 618 Notices of Default

Elk Grove, CA 95758 had 647 Notices of Default

Folsom, CA had 273 Notices of Default

With inventory falling 39% in Sacramento this has caused less homes to actually sell and fewer choices to be had. However, since I have been selling mostly Bank Owned foreclosed homes in Sacramento County, I have found the majority of those sales to be in multiple offers.

The homes for sale with less “issues” are attractive to home buyers and therefore these homes get several offers.

With interest rates at all time low, I predict that in January after the holidays, Sacramento will see an increase in home sales. Considering the amount of Notices of Default above, there will be a greater supply of Foreclosure, Bank owned homes for sale in the months ahead.

Competition for bank owned homes for sale is fueled with investors and first time home buyers competing for these bank owned homes for sale.  Everyone wants a “good buy” and as a real estate broker, I express that to my clients when making an offer on a bank owned home for sale. However, in the end it is the client who makes the final decision on what they feel comfortable offering. It all boils down to how much you want that bank owned home for sale.
