Recently, I worked with an Oakland home buyer who bought a bank owned home in Elk Grove, CA.
This Elk Grove home buyer was a delight to work with and up purchased a home in 95624 zip code.
During the home inspection, the home inspector shared a tip that I was very impressed with since as a Sacramento Realtor I see many HVAC condensers that have the same issue.
It is a tip that will help your system work properly and doesn’t cost you any money except for the expense of a comb.
Yes, you heard me right, a 79 cent comb is all it costs in order to correct the fins on the
outside condenser unit that appear to be squished together. To the right is a close up view of how these fins are compacted and should be separated by the the width of the teeth of a comb. That width is exactly the width needed in order for your fins on the condenser to be spaced properly and the unit to work efficiently.
In the Fall and Winter the condenser should be covered so that mud, leaves and dirt do not enter making sure to remove the cover just as soon as you plan on turning your A/C on.
I am told there is cleaner that should be used for condensers available at refrigerator supply stores and a hose should not be used on the condenser as it can damage your condenser fins.
Sacramento homeowners should have both the air conditioner and the heater checked for maintenance twice a year as well as change the air filters inside your home at least every three months but preferably every month. This will help cut down on the heating and air conditioning utility bills.
