Something Is Fishy in the Curtis Park Neighborhood

Fishy in Curtis ParkI smell a very fishy odor in the Curtis Park neighborhood in Sacramento, CA.

How would you like to live in a neighborhood where a Congresswoman owns a home – – as do the Sacramento Mayor Kevin Johnson, former Senator Al Rodda, legislators, and lobbyists? 

Well, the Curtis Park up-scale neighborhood populated with Tudors, Spanish and Craftsman-style homes built in the early 1900’s is just such a community.

Unfortunately, Congresswoman Richardson bought a house in Curtis Park but lives in Southern, CA and represents Long Beach.

Her home in Curtis Park?

House payments were stopped, and the property became a blight and eyesore to the genteel Curtis Park residents.  Rats took over the once-lovely home and invaded neighboring homes.  Neighbors took it upon themselves to hire gardeners to water the Richardson home landscaping to help slow property deterioration. Richardson reportedly never responded to any of their requests to remedy the situation.  Even the City of Sacramento declared the house a public nuisance in August of last year and filed violation notices.

Makes you wonder what type of Congresswoman she is…doesn’t it?  A bit irresponsible, say a number of Sacramento residents.

Not sure I would want her making laws for me, how about you?

While the state of CA has a budget deficit, it seems we can add Congresswoman Richardson’s back unpaid property tax of $9,000 to the coffer.

Congresswoman Richardson bought the Curtis Park house in 2007 for $535,000.  Seems she also owns two other houses where she defaulted six times in Long Beach and San Pedro.

The Curtis Park home went into foreclosure in 2008 and was sold at auction to James York for $388,000 in May.  Mr. York sent in a crew who began remodeling the eye sore to the delight of the Curtis Park neighbors.

The story doesn’t end… Richardson contested the sale and convinced Washington Mutual now JP Morgan Chase to return the house to Congressman Richardson. Yes, you heard me right…Mr. York who bought the house at public auction and recorded the deed suddenly was no longer the owner, Congresswoman Richardson was the owner, again. Mr. York sued but there was a secret confidential settlement. 

Anyone smell fish????

The only way, I know of that Congresswoman Laura Richardson could legally get her Curtis Park home back is if she had a Freddie Mac backed loan. Freddie Mac has a program for all homeowners losing their homes to foreclosure.  Even after a foreclosure homeowners are given a chance to lease or buy back the home as long as the occupant is employed and not engaged in bankruptcy.

The kicker is that the loan must be owned by Freddie Mac. Freddie Mac has steps to avoid foreclosure. Is your mortgage loan owned by Freddie Mac?  Check out the link to find out. 

Roberta Murphy, a San Diego and Carlsbad Real Estate Broker/owner of San Diego Previews International Realty wrote an excellent article “Freddie Mac Offering Foreclosures Back to Owners”, well worth the read.

Perhaps, Congressman Laura Richardson’s mortgage is owned by Freddie Mac. If the Congresswoman’s mortgage loan was owned by Freddie Mac there is a stipulation that Freddie Mac can work with the homeowner BEFORE a foreclosure deed is recorded.  Doesn’t seem to be the case here…am I missing something?

The smell of fish is overwhelming! Is this a case of “the law doesn’t apply to me?”
