Lets tackle these questions for the home seller. Yes, I am qualified to answer since I am an experienced Realtor with Remax Gold working with home Sellers and home buyers in the Sacramento, CA neighborhoods. In fact, I have my real estate broker’s license.

Here is what every home seller should know:
Does a photo help sell a house? Yes, as a matter of fact, good photos certainly do help sell a house. Price is uppermost in the mind of home buyers. But, it is the photos in the MLS that catches the home buyers attention.
It is important for Sellers to look on the MLS and check out the pictures of their own home for sale. If the photos dont look good, then ask your Realtor to re-take and resubmit the pictures.
Is it important to have more than just 1 or 2 photos? Yes, the more the better. Home buyers want to see what your house looks like and the rooms in the house. (Obviously, you want to make sure that you have staged your house prior to taking any photos. Here is a video of professionally staged rooms .Yes, staged homes do sell over vacant houses and cluttered houses.)
Home buyers select the homes for sale that they would like to see. So, if there are multiple pictures that catch their eye, then those are the houses they ask their Realtor to show them. If you only have one picture of your house for sale, it is very likely that the home buyer will move on and not ask to see your home.
Home buyers call me every week and this is what I typically hear:
- Why is there only one picture of this house?
- The picture is so dark, I cant see what the room looks like.
- Doesnt look like the Seller really wants to sell this house.
- “Is there something wrong with the house?”
We are a visual people for the most part so you and your Realtor need to work together to show your house in the best light with great photos and multiple photos.
As a Home Seller, have you seen what is says about your house in the MLS? One of the things I do with each Home Seller, is to show them a copy of the Agent portion of the MLS and give them a copy of the Home Buyer portion. I also ask the seller to initial the agent portion of the MLS sheet.
Sometimes, I see misspellings and erroneous information on the MLS. Remember, that the Home buyers see those same mistakes. The more eyes that double check, the better. It is important the MLS shows your house in the best possible way.
Ask to see copies of the Agent portion and the home buyer portion of the MLS and go over it with your Realtor. As a home seller, you should know how your house is being advertised and what is written on the Internet.
